We visit many homes monthly but only choose a select few that meet our criteria.  We do not pick any homes with obvious foundation defects, or excessive repairs that will go above the market value of the home.  The homes must also be on blocks tenants want to live, not abandoned or desolate areas.  This ensures that the investor has a home that can produce monthly cash flow and has good equity for refinance or future sale.
